
Terms and Conditions
Effective Date: April 27, 2026
1. Scope of Work
All work is limited to the written proposal or contract. Any work outside this scope requires a written, signed change order prior to execution.
2. Estimates & Unforeseen Conditions
All estimates are based on visible conditions at the time of inspection. Hidden conditions such as structural issues, mold, or code violations may result in additional costs.
3. Change Orders (Required)
Any change in scope must be approved in writing before work proceeds. Changes may impact both cost and timeline. Verbal approvals are not valid.
4. Payment Terms
Payment schedules are defined in the project agreement. Failure to make payments may result in work stoppage, delays, or legal action.
5. Project Delays
Delays may occur due to material shortages, permit or inspection delays, weather, client decisions, or third-party services. All timelines are estimates, not guarantees.
6. Client Responsibilities
Client must provide access to the work area, remove personal items, make timely selections, and ensure utilities are available.
7. Subcontractors
Licensed and insured subcontractors may be used for portions of the work.
8. Insurance Claims
We may assist with insurance-related work; however, we are not responsible for claim approval or coverage decisions. The client is responsible for any non-covered costs.
9. Warranty
A limited workmanship warranty of [Insert Duration] is provided. This does not cover normal wear, misuse, or manufacturer defects.
10. Limitation of Liability
To the fullest extent permitted by law, we are not liable for indirect or consequential damages beyond the scope of work performed.
11. Cancellation
Cancellations must be submitted in writing. Costs incurred up to the cancellation date may be charged. Deposits may be non-refundable.
12. Governing Law
This agreement is governed by the laws of the State of New York, with jurisdiction in Suffolk County.
